Stump Grinding in Charlotte Park, West Nashville

Charlotte Park, yes - fourteen minutes out Charlotte Pike, and we are around Annex Avenue and the Alamo Place grid regularly. Photograph it and the price is back the same day. If a survey or a footing is waiting on it, say so.

This stump is site work now, not a landscaping job

Look at what has actually happened to this grid. Nearly three quarters of recent single-family sales here are houses built in 2010 or later, on a street originally platted at a fifth of an acre, and the current lot sizes run from two hundredths of an acre up to six tenths. That spread is what a quarter-acre ranch lot looks like after it has been split into two units.

When that happens the 1950s silver maple or water oak in the side yard is standing exactly where a shared centre driveway and two foundations are going. Grinding it to lawn depth is not merely inadequate, it creates a problem: nothing structural can bear on decaying wood, and anything poured over grindings settles. So the depth is set by the drawings, the laterals inside the building footprint come out rather than being cut at the edge, and every scrap of organic material leaves the hole.

Where a 40-inch silver maple stump's spoil goes

A trunk that size sitting in the middle of a lot about to be built to maximum coverage produces a heap of soil-heavy material with nowhere to live. There is no back corner left, no bed to spread it into, and it cannot be used as backfill under anything that matters.

The local answer is straightforward but worth knowing. Metro does not collect it - the brush cycle runs four times a year, takes brush rather than grindings, and yard waste is banned from carts outright. Davidson County residents can drop clean material free at the Living Earth yards on Elm Hill Pike and on Centennial Boulevard, the second of which is ten minutes from most of these addresses, with fees once a trailer is involved. On a build site we simply load it out ourselves and bring clean soil back, and it is a line on the quote rather than something anyone has to organise on the day.

Stump removal on the ranch blocks that have not flipped yet

Half of this neighbourhood is still what it was in 1965: single-storey brick and frame ranches on a flat mid-century grid, twenty feet apart, no alley behind them and no gate wider than a wheelbarrow. On those the constraint is the oldest one in this business - can a machine physically reach the back garden.

Usually yes, down the side with the narrow-frame grinder, and where the fence is in the way two panels come out and go back. What has made it harder in the last few years is the tall-and-skinny next door built to the setback line, which on some lots has closed a side run that used to be usable. We check the gap that still exists rather than the one that used to, and where both flanks are shut we price a hand removal or a lift over the fence. Neither is exotic; both need to be known before the trailer is hitched.

The 2023 frontage rule and your ground-out stump

Splitting a quarter-acre lot does not split the street frontage, and since Metro's canopy ordinance took effect in March 2023 that frontage carries a replanting obligation measured in two-inch caliper canopy trees. Two owners, one strip of kerb, one number to satisfy between them - and the tree that used to cover it is now a stump we are being asked to take out.

What that changes for us is where we leave plantable ground. If a young tree is going back within reach of the old root zone, we pull the spoil out entirely instead of tipping it back, take the heavy laterals down far enough that a new root ball is not landing on solid wood, and fill with soil. A sapling dropped into a pit of wet chip starves for nitrogen while the wood breaks down and stands on ground that keeps dropping under it, and the ordinance counts the tree at year three rather than at planting.

Tree Stump Grinding FAQs for Charlotte Park & West Nashville

How deep do you grind if two houses are going on the lot?

Deep enough that nothing woody is left inside the bearing area, which the drawings rather than a rule of thumb decide. The shared centre drive is the part people forget: that slab needs a compacted base too, so we work the root runs out under its line as well as under the houses. Everything we cut comes off the lot so your excavator is filling a clean hole in lifts.

Can we keep the grindings and use them in the beds?

A modest amount, yes, once it is clear of brick and clay - spread thin it is a reasonable mulch and it breaks down over a couple of seasons. What you cannot do is bury a large volume of it on a lot this size or use it as backfill under anything. Metro will not collect it either, so on most jobs here it leaves on our trailer and soil comes back instead.

The new build next door has closed off my side yard. Any way in?

Usually one of three: the other flank if it is still open, a fence section out and back on the side that is tightest, or a hand removal where neither works. We measure the narrowest point on both sides at the quote rather than assuming what was there two years ago is still there. The tall-and-skinny builds have genuinely changed access on a lot of these blocks.

Who plants the frontage trees when one lot becomes two units?

That is worth settling between the two owners before either of you buys anything, because the obligation attaches to the frontage rather than to a person. Our part is making the ground plantable: spoil out, heavy roots taken down, topsoil in. Check the species against Metro's recommended list too, since the requirement is written in canopy trees and a small flowering ornamental will not carry it.
